Water Leak Detection & Repairs in North County San Diego
Water under a built-in comes from a short list, and the repair is nearly always cheap while the floor it has been soaking into is not. Two causes account for most of what we find. Either the defrost drain has iced closed and the meltwater is coming out of the cabinet in the only direction left to it, or the supply line feeding the ice maker has let go at a fitting. Both get worse quietly, and both are far worse in a house nobody has walked through for a couple of weeks.
What this covers in North County San Diego
We trace leaks on built-in refrigeration, freezer columns, wine storage and ice makers throughout the inland North County service area: drain troughs and drain tubes, evaporator pans, inlet valves, shutoffs and the copper or plastic supply run behind the unit. The point of the visit is to find where the water is entering, which is frequently not the place where it is showing.
- Cloudy water with ice on the freezer floor, which points at the defrost drain or the trough
- Clean water at the front of the kick plate, which points at the supply line, valve or a fitting
- Evaporator pan condition and whether the unit is evaporating what it collects
- Inlet valve seat and the compression fittings behind the unit, where scale works on the seal
- Door seal and cabinet sweat, which reads as a leak during a humid stretch
- Cabinet base and subfloor, because that is what the damage bill is actually made of
The empty-house version of this fault is the expensive one, and it is common in a service area of grove properties, weekend places and families at Camp Pendleton who are away on orders. A drain ices over, the tray overflows a cup a day, and nobody sees it for three weeks. By then the water is in the cabinet base and under the flooring rather than sitting on top of it where a towel would have handled it. If a house is going to sit, have the drain checked before it does, not after.

The fridge side read fine at breakfast and was warm by dinner, freezer hard as ever. He pulled the top grille and the coil was packed solid. Decomposed granite drive, grove on two sides, and that's where it all ends up. Cleaned it and checked the shelf with a thermometer.

Questions
Frequently asked questions
Do you need to pull the built-in out of its cabinetry to work on it?
Almost never. A built-in is screwed to the surround and stands on flooring laid around it; the condenser is reached through the grille, the fans and defrost parts from inside the cabinet. The grille job, a condenser packed with grove dust and driveway grit, is the most common call we take in Fallbrook, Bonsall and Valley Center. Dragging it out risks the panel, surround and floor.
